Tips to Help Avoid Delays and Added Costs

--Look over your proposed floor plan and think about what special lighting you would like to have. For example, you may want lights inside your closets, or additional exterior light fixtures for various entry points of the home. If you incorporate these items into your contract it will help avoid additional costs later.

--Shop lighting options to get an idea of preferred style and color.

--The doors are ordered very early in the process; you will need to decide on the finish you want for hinges and handles.

--Shop for specific flooring materials as soon as the rough framing starts on your home. Flooring materials affect the framing of your house so knowing the thinkness of the hardwood floor, for example, is necessary to frame doorways correctly. You do not have to decide on color at this stage.

Custom Changes

We understand that sometimes changes are desired after signing the contract for your new home. We will be happy to provide you with pricing for any requested changes.

Please keep in mind that changes after contract will cause additional costs and may affect the completion date of your new home. Please consider the following list carefully before your contract is finalized. These are the most common after contract changes:

--Flooring upgrades
--Add brick or changes to brick
--Additional concrete patio or asphalt parking area
--Change door style, door hinge & handle finish
--Add fireplace
--Interior stair & railing upgrades
--Kitchen upgrades to cabinets, sink or faucet
--Add pull down attic stairs
--Add central vacuuming system
--Plumbing extras such as additional hose bibs, gas lines, etc.
--Bath upgrades- fixture style & color, faucet style & finish, additional ceramic around tubs, upgrades to vanities & tops
--Counter top upgrades
--Additional recessed lighting, spotlights, ceiling fans, dimmers, speaker wires, switched outlets above wall cabinets or on the exterior of the home
--Adding lights and/or timers to bathroom exhaust fans
--Adding windows in garage doors
--Adding crown moldings or window/door casings
--Upgrade interior painting to include additional colors

Cutoff Points for Changes

Completing changes according to the schedule below can help lower additional costs and avoid construction delays.

(1) Changes affecting the foundation must be made prior to engineering and permit application
(2) Changes affecting windows, doors, and elevation must be made prior to foundation
(3) Changes affecting mechanical systems, cabinets, and appliances must be made prior to framing
(4) Changes affecting ceiling texture, hardware and lighting must be made prior to mechanical rough-ins
(5) Changes affecting interior trim and floor coverings must be made prior to insulation
(6) Changes affecting landscape design must be made prior to interior trim
